Quick Q: I notice in the layout the kids room is next to the garage. I was wondering how you mitigate the fumes from the garage. We are moving and have a space in the basement the is along a garage wall that we want to use for a kids area but are concerned about fumes. Thanks in advance.

Hi! We don’t think about fumes and the garage at all. We live in Southern California where hardly anyone parks their car in a garage. Usually our garages are storage as we rarely have basements. But even after reading you mention it, garage floors are/should be at least 6″ below the grade of the house, and they should also slope out to the opening, which is how to safely mitigate any fumes. Garages are usually also required to have 3/4″ drywall (instead of 1/2″) for fire purposes. In our case, our garage used to be completely free standing, so the wall that now connects to the room is still a full stucco wall with drywall over it on the interior. It also doesn’t have a direct entry point, like a door, to the room. It is not a worry for us.
